Do you meet the following criteria for Habitat U

  • Need for Homeownership:

    • Cannot currently own a home 

    • Earn less than 80% Area Median Income (AMI)

    • Additional requirements may apply

  • Ability to pay:

    • Minimum household income of $42,000

    • Employed for 6+ Months

    • Paid rent 6+ Months

    • Max Debt-to-Income ratio of 50% 

    • No more than $2,000 in non-medical collections within 2- years

    • Must be legally employable in the United States

    • Additional Credit History requirements may apply

  • Willingness to Partner:

    • Must be willing to agree to all program requirements, including sweat equity.

    • Partnership includes being timely and truthful with all document submissions and appointments.

FAQ

  • The first step in the process is to complete the eligibility survey. Eligibility Survey - Trinity Habitat for Humanity

  • The next step in the process will be to complete the Counseling Questionnaire. If accepted into the program, you will then have 30 days to complete the Partnership agreement.

  • This form allows Habitat to assess the prospective homeowner’s information to determine their likelihood of qualifying for the Habitat U program. This is NOT an application. Counseling Questionnaires may take up to 30 days to process.

  • Once we receive your Counseling Questionnaire and your processing fee, you will be notified by mail within 30 business days, and the letter will explain what your next step will be in the application process.

  • Yes. Unless you are legally divorced, your spouse must be included in the mortgage.

  • Habitat U has a minimum income requirement (See ability to pay), a maximum household size of 6, and serves families up to 80% Annual Median Income (See current AMI Chart) 

  • This is the household income for the median/middle household by region. You can find your area’s AMI by clicking here.

    AMI is used to determine eligibility for affordable housing programs. HUD and other agencies use it to classify households into income groups: 

    • Low Income: ≤ 80% of AMI 

    • Very Low Income: ≤ 50% of AMI 

    • Extremely Low Income: ≤ 30% of AMI

  • Trinity Habitat’s service area includes: Tarrant, Johnson, Parker, Wise and Palo Pinto counties. Check out our current homes for sale here.

  • Trinity Habitat for Humanity serves the least first. Mortgage-ready families will go through the lot selection process during each build season. In the event multiple families select the same lot, the family with the lowest Area Median Income (AMI) will be selected. 

  • No, our Habitat homes do not come furnished. However, you can find great deals on gently used furniture, appliances, and home goods by visiting your local Habitat ReStore.

  • Our homes are mainly 3 bedroom / 2 bathroom homes. HUD defines that no more than 2 people can reside in a room to prevent overcrowding. Therefore, the maximum family size is 6 people.  Trinity Habitat homes work from approved floor plans. Modifications to the approved specifications are not possible. 

  • Habitat U counselors will walk you through your options for lending. Trinity Lending Company (TLC) offers lower than market interest rates.
