Understanding Your Deed Restrictions

What are Deed Restrictions?

Why Do We Include Deed Restrictions in Trinity Habitat Homes?

Deed restrictions are rules attached to your property’s deed that outline how the land and home can be used. They help protect your investment, maintain neighborhood standards, and ensure a strong, thriving community.

Deed restrictions help Trinity Habitat protect the long-term affordability and stability of the homes we build. They ensure properties are used as intended—safe, well-maintained, and owner-occupied—so families can thrive for generations. These guidelines also support our mission to create vibrant neighborhoods where every homeowner contributes to a strong, healthy community.

The property will be conveyed to the Buyer subject to a Declaration of Affordable Housing Covenants, Conditions and Restrictions, and Right of Purchase to be executed by Seller and recorded as part of the closing. NO EXCEPTIONS.

Each Habitat home type (H1, H2, and H3) has specific deed restrictions. Please select the option below that matches your home to review your CCR document.
